  • Local presence — someone who can be on site inside an hour matters when mould doubles in days

Warning Signs

  • A price quoted without an inspection. The visible patch is rarely the extent of it.
  • A free inspection that only they can act on. If the inspector profits from the finding, get an independent opinion.
  • No mention of clearance testing. Cheaper because it ends before verification.
  • Pressure to sign immediately, particularly right after a flood when people are least able to evaluate anything.
  • A premium charged for “black mould”. Species does not change the process or the cost.
  • Bleach as the proposed remedy. It does not reach mould in porous material and does nothing about moisture.
