Sometimes, and usually only partly. Coverage turns on what caused the mold, not on the mold itself. Damage traced to a sudden, accidental event is frequently covered. Damage traced to a slow leak, deferred maintenance or long-term humidity usually is not. And most Arizona policies cap mold at a sub-limit rather than covering it in full.

That last one matters in Arizona more than people expect. Because so much mold here starts with an AC condensate line or a slab leak that runs unseen, insurers often argue the damage was gradual. Documentation is what settles that argument.
Even on a covered claim, mold is rarely paid at your full dwelling limit. Most policies carry a separate mold sub-limit — a capped amount specifically for mold remediation, often far smaller than the rest of your coverage. Some carriers offer a higher limit as a paid endorsement.
Check your declarations page for the mold or fungi limit before you assume a large remediation is covered. If the scope exceeds the sub-limit, the balance is yours.
Not the mold. The evidence about when and how the water arrived. That means moisture readings, thermal images, photographs and a written scope produced at the time of discovery, before anything is torn out.

This is the most common dispute. Moisture mapping and thermal imaging can often establish the pattern and extent of an event even after the fact, which is why an inspection matters before demolition rather than after.
Sometimes, when testing is part of an approved scope. Pre-purchase or peace-of-mind testing generally is not covered. Ask your adjuster to confirm in writing before you commission a lab.
